"When do I get paid?"
Just like if you were to sell your house through a real estate agent, when you decide to use WETHEHOMEBUYERS you will get the proceeds from the sale as soon as the house closes Escrow at the title company.
During the final close process, the titling company will give you several options to get your funds. The typical ways our clients gets paid is as follows.
- Pick up the check in person from the title company once the property’s sale has been recorded.
- The title company can wire the sales proceeds to your bank account once the property has closed escrow.
- The title company can mail you the check once the property has closed escrow.
"Do I have to wait for the bank to approve a loan?"
WETHEHOMEBUYERS are cash buyers and do not wait on banks to purchase the property. We use our own funds to close on the property, this allows us to close very quick and provide that convenience to you.
"Can I sell my property even if I still have a mortgage?"
Absolutely, even if you are behind on payments we can still purchase the property. The titling company/closing agent will just order a total payoff from your lender and during the close process proceeds from the sale will be used to take care of any outstanding back payments or outstanding loan balances.
"What are all MY costs for selling my house to you?"
There are no costs to sell to us! Unlike when you use a Real Estate Agent who would charge you a large commission, we are the actual Home Buyers. So by selling the property directly to us there are no fees. When we agree to pay you a certain amount that is what you will receive. We will take care of ALL of the closing costs.
"What happens happens to my mortgage once you buy my house?"
We take care of it! On the day we buy your house, your mortgage is fully paid! By law, the professional title company that conducts the closing MUST payoff your mortgage and any other liens before they distribute the remainder of your money.
"How are you different from a real estate agent?"
Real estate agents will list your property on the MLS (Multiple Listing Services) with the hopes that someone will buy it. Agents provide a great service for those that can wait 6-12 months to sell and for people that don’t mind giving up some of that sale price to pay for the commissions, often times 3-6% of the sale price. But that’s where we’re different – We’re not agents, we’re home buyers. Our company actually buys houses & won’t charge you a commission. Since we’re actually buying the house & paying with all cash we can make a decision to buy your house within a couple days (sometimes the same day!!).
"How do you decide what to offer on a property?"
We are very transparent about this. We look at the neighborhood & see what other properties are selling for. We factor in location, the size of the property, the style of the property, the overall condition and costs of repairs that are needed to bring it to the 2019 standard. We take the time to fully analyze each property and all the updates that are needed. We want to make offers that are fair & provide a WIN-WIN situation for everyone. We want both parties walk away happy!
"Will you pay a fair price from my house?"
Always! The offer we provide may not be as high as retail, however, we pay for “AS-IS” value. In exchange for a slightly lower offer, you will be saving a fortune on commissions, closing costs (we take care of this), repairs, (we buy AS-IS) and any/all upgrades. The fast sale will also end your financial responsibility for the mortgage, property insurance, property taxes, and utility bills! "What if my property is currently rented or if I am still living there?"
We can still buy your house and take care of the renters, even if they are not current on the rent. If you or your family are living in the property and need some time to move, we can always make special arrangements. We do this all the time.
"What if I am behind on my payments or in foreclosure, can you help?"
